What a seller takes home from a sale, after the payoff, the commission, closing costs, concessions and repairs.

Worth knowing

Use the contract price
The price on the sheet is the one in the contract. After a week of negotiation it is rarely the asking price.
Payoff quotes expire
Interest builds daily, so a lender's payoff figure is good for ten to thirty days. Second loans and liens go on the same line.
The lines sellers forget
Property tax owed for the current year and the association's transfer fee. A solar lease has to be settled as well.
A negative net is not an error
When the payoff and the costs exceed the price, the seller brings money to closing. Better to learn that at the listing appointment.
